The Challeng

The difficulty was finding a lender for this client as they were a newly qualified dentist with only 6 months’ worth of first year accounts. They also needed 5.5 x income in order to purchase their dream home.

By taking time to understand what the circumstances were, and knowing lenders who are more lenient on this type of situation, we were able to secure them borrowing with a specialist lender who offered favourable rates. Moreover, our deep understanding of how self-employed income works we were able to package the application correctly and give our client the best chance of securing a mortgage offer.

The client received a successful mortgage offer within 7 working days after being told by two previous brokers that it was unlikely.
